How does an off-plan payment plan work in Dubai?

With an off-plan (under construction) property you do not pay the price in one sum but in instalments according to the developer's payment plan: booking deposit, construction instalments, the handover payment and sometimes post-handover instalments. Payments go into a RERA-supervised escrow account.

The calculator loads the common structures (40/60, 50/50, 60/40, 80/20 and post-handover plans) with one click, or you can enter your own milestones. It assigns the instalments to dates and schedules the DLD fee as well.

The return view estimates, from the appreciation, rental yield and service charge you enter, the return on the capital you have actually paid in by the end of the period. It shows how a different payment structure changes the real return of the very same property.

Frequently asked questions about off-plan payment plans

What does a 60/40 or 80/20 payment plan mean?

The first number is the share paid until handover, during construction; the second is the share due at handover. With 60/40 you pay 60% of the price during construction and 40% at handover. With a post-handover plan part of the price is due in instalments after handover.

When is the DLD fee due on an off-plan purchase?

For Dubai the calculator schedules the 4% DLD fee as due at purchase. Other emirates may differ: the calculator uses 2% for Abu Dhabi, and 4% due at handover for Ras Al Khaimah and Umm Al Quwain.

Is it safe to invest in off-plan property in Dubai?

In Dubai buyers' payments go into a separate, RERA-supervised escrow account, and the developer and the project can be checked in the DLD system. Construction and delay risk still exist, so the developer's track record and the project schedule are key.

Can I sell an off-plan property before handover?

Usually yes: typically after 20–40% of the price has been paid, with the developer's consent and DLD registration. The exact conditions are set out in the sale and purchase agreement (SPA).
